About Napa
Napa is the largest city in Napa County and sits at the south end of the valley. The 2020 Census counted 79,246 residents, and the city covers about 18 square miles of land. Census estimates put the population at 76,562 in July 2025.
Many homes with a Napa address are not in the city at all. Every Silverado Country Club, Coombsville, Carneros and Big Ranch Road sale on this page is in unincorporated Napa County. The Stanly Ranch, downtown, Browns Valley and Alta Heights sales are inside city limits.
Napa Neighborhoods and Housing
Josh Dempsey's Napa market guide breaks the city into distinct markets. Old Town and Napa Abajo hold Victorian and Queen Anne houses. The alphabet streets of Central Napa are the entry point. Alta Heights has view homes above a walkable grid, and Browns Valley is mostly post-1960 ranch and split-level homes.
East of the city, Coombsville is estate parcels of one to eleven acres. North of town, the Oak Knoll District is flat, plantable valley floor. Carneros, to the south, is rural and lined with vineyards. Silverado Country Club is a gated resort community made up of nine separate HOA neighborhoods.
Downtown centers on the Napa River. Oxbow Public Market opened there in December 2007, and condos like Riverfront Residences sit near the River Walk.
Napa Home Prices in 2026
Redfin reports a median sale price of $864,000 in Napa for the three months ending August 2026, down 3.8 percent from a year earlier. Homes sold in a median of 50 days, up from 43, at 98.6 percent of list price. Sales volume rose: 197 Napa homes sold in August 2026, up from 145 a year earlier.
Listings are taking longer. On September 29, 2026, RealTrends showed a Napa median list price of $1,449,000, 270 homes in inventory, 91 median days on market, and price cuts on 37.6 percent of listings. For sellers, pricing right on day one matters more than it did a year ago.
Flood Zones, Fire Maps and Insurance in Napa
Parts of Napa sit in FEMA's Special Flood Hazard Area. The City of Napa holds a Class 7 rating in FEMA's Community Rating System, which gives property owners in that area a 15 percent discount on flood insurance. The Napa River flood project began in 2000, and revised flood maps took effect on January 22, 2019, after the bypass work. See the City of Napa floodplain program.
The State Fire Marshal released updated Fire Hazard Severity Zone maps for local areas in 2025. The City of Napa fire hazard zone page explains that those maps rate hazard, while insurers use their own risk models. Buyers ask about both, so a good listing plan answers them up front.
The M6.0 South Napa earthquake struck on August 24, 2014, according to the USGS event page. Buyers of older Napa homes often ask about foundation bolting and earthquake coverage.
Napa Rules That Affect Value
The City of Napa caps vacation rentals at 41 non-hosted permits and 60 hosted permits. All 41 non-hosted permits are taken and the wait list is full. An existing non-hosted permit can transfer to a new owner, which makes it a selling point worth disclosing. Details are on the City of Napa vacation rental page.
Outside city limits, the Napa County Agricultural Preserve has shaped land use since 1968. It protected about 23,000 acres when adopted, and AP zoning allows one home per 40 acres. Voters passed Measure J in 1990 to keep farmland designations in place. It keeps most farmland around Napa in large parcels.
Napa Schools and Getting Around
Napa Valley Unified School District serves the city, with Napa High School, Vintage High School and New Technology High School among its campuses. Visit Napa Valley lists travel times of about 1 to 2 hours to Oakland International Airport and about 1.5 to 3 hours to San Francisco International Airport, depending on traffic.

Josh Dempsey's History in Napa
Josh Dempsey started in real estate in 2000, in commercial brokerage in Palo Alto. He then served as Broker of Record for The Boulders, a 160-condominium development in Truckee. Pricing whole developments against sales pace is still how he approaches Napa listings.
In 2007, he and his wife, Erin, were hired to run real estate and marketing at Calistoga Ranch. Over six years they sold six residences and 140 fractional memberships. He then joined Coldwell Banker in St. Helena and became exclusive listing agent for the 20 Four Seasons Napa Valley residences.
