Calistoga is the only town in the valley whose economy rests on geology rather than agriculture. Samuel Brannan built the first spa here in 1861 on top of geysers that still push mineral water to the surface at 230 degrees. Everything about the housing market follows from that.

Resort capital built a submarket that did not exist five years ago. The Four Seasons opened on 1 November 2021 with 85 rooms, 20 private residences, a 4.7 acre working vineyard and its own winery on 22.5 acres. Those residences, on Lawley Lane and Palisades Place, trade around $2,000 to $2,200 a square foot. The town-wide figure is roughly $725. That is a threefold premium inside the same ZIP code, with HOA dues running $4,028 to $5,365 a month and part of the underwriting resting on resort rental income. Solage, Indian Springs and Dr. Wilkinson's sit in the same few square miles. Calistoga Ranch, destroyed by the Glass Fire in September 2020, is still closed, with a rebuild application filed with the county in late 2025 and under review.

Calistoga bans residential short term rentals outright. Ordinance 778 took effect on 18 November 2025 and there is no permit pathway at all. Renting a dwelling for 30 days or less is prohibited, hosting platforms are prohibited from facilitating it, and penalties run to $5,000 per repeat violation with each day counted separately. Commercial lodging is legal. Your house is not. A buyer who wants Calistoga with legitimate nightly rental income has one route, and it is a branded resort residence enrolled in the resort's own program.

The town sits across two appellations, and they are not interchangeable. The Calistoga AVA, established in 2009, covers 4,480 acres at the valley's north end with about 2,500 planted, on gravelly loams over volcanic bedrock, and carries the widest day to night temperature swing in Napa Valley, as much as 50 degrees. The Diamond Mountain District AVA, established in 2001, covers the hills to the south and west, 5,000 acres with only about 500 planted, sitting from 400 to 2,000 feet above the fog line on volcanic soils flecked with obsidian. Two neighboring parcels can carry different appellations, different fruit contracts and different values.

Fire and insurance are now deal terms. The Tubbs Fire started near Tubbs Lane in October 2017 and emptied the entire town. Cal Fire's updated hazard maps place roughly 51 percent of the city by acreage in a hazard zone, including 213 acres rated Very High along the northeast side near Silverado Trail. New construction guidelines took effect in January 2026. Insurance quotes belong in the inspection window here, not after.

And the market is thin enough that the published numbers mislead. Nine single family sales closed in the second quarter of 2026. Zillow suppresses Calistoga's median sale price entirely for lack of coverage. The median fell about 28 percent year over year, which sounds like a collapse until you notice zero sales above $2 million closed in that quarter while Zillow's mix-adjusted home value index moved only about 2.8 percent. The median did not fall because Calistoga homes lost a quarter of their value. It fell because the top of the market stopped closing.
