And the sample sizes are tiny. One widely cited source put Yountville's median down 24 percent year over year on four closed sales. Another shows the town flat. A third, blending Yountville with St. Helena, shows it up 30 percent. All three are arithmetically correct and none of them tells you what your house is worth. The most honest datapoint in the town is a single address: 6 Jasmine Street sold for $1,150,000 in December 2025 and again for $1,440,000 in July 2026, a gain of about 25 percent in under seven months.
Short term rentals are effectively banned. Yountville adopted its regulations in 2018 expressly to protect long term rental stock, and the municipal code makes it unlawful even to advertise a short term rental unit. A Yountville purchase cannot be underwritten on nightly rental income.
Which leaves demand with nowhere to go except ownership. Thirteen restaurants serve roughly 3,400 residents, including the only three star restaurant in Napa Valley.
