What the Calistoga Numbers Tell Sellers

The median sale price fell by more than half, but Zillow's home value index, which tracks every home rather than the ones that sold, slipped 1.0 percent. The gap points to the mix of homes that closed, with fewer high-end Calistoga sales this summer.

The top of the market is still there. Redfin recorded 21 sales at $3 million and up in ZIP 94515 over the past 24 months, led by $13,475,000 on Franz Valley School Road and $11,550,000 on Tubbs Lane. Josh Dempsey was on seven of those 21.

Buyers are choosy. The median asking price, $2,313,000, sits far above recent sale prices, active listings wait a median of 105 days, and nearly a third have taken a price cut. Redfin's Compete Score says some Calistoga homes still get multiple offers, and one in five sold above list this summer. Price and presentation decide which group a listing lands in.

About Calistoga

Calistoga sits at the base of Mount St. Helena at the north end of Napa Valley. Sam Brannan, California's first millionaire, bought more than 2,000 acres here to build a hot springs resort in the 1860s. The city incorporated on January 6, 1886, and counted 5,228 residents in the 2020 Census. The Census Bureau's 2020 to 2024 American Community Survey estimates about 2,166 housing units in town. Highways 29 and 128 run through town.

Geothermal water shapes the town. Calistoga's spas are known for hot springs and mud baths made with volcanic ash, and resorts like Solage, Indian Springs and Dr. Wilkinson's sit close to downtown. On Tubbs Lane, the Old Faithful Geyser of California erupts about every 15 to 30 minutes. Lincoln Avenue is the main street, lined with shops, tasting rooms and restaurants.

Calistoga Neighborhoods and Housing

Calistoga's housing splits into a few types. In town, older homes and newer single-level houses sit on city water and sewer, close to Lincoln Avenue. Along Bale Lane, Larkmead Lane and the Silverado Trail, valley-floor homes sit among vineyards on one to six acres. In the hills, Mountain Home Ranch Road, Diamond Mountain and Franz Valley offer estates on 10 acres or more.

Then there's the Four Seasons Napa Valley residential community on Lawley Lane and Palisades Place. The resort opened in November 2021. Calistoga Wildfire History and Insurance

The Tubbs Fire started on October 8, 2017, off Highway 128 and Bennett Lane in Calistoga and burned 36,807 acres. The Glass Fire started on September 27, 2020, burned 67,484 acres in Napa and Sonoma counties and destroyed 1,528 structures, CAL FIRE reports. Calistoga was evacuated in both fires. The Glass Fire also destroyed Calistoga Ranch, where Josh's valley career began.

CAL FIRE's updated hazard maps put about 51 percent of the city in a Fire Hazard Severity Zone, including 213 acres rated Very High on the northeast side along the Silverado Trail, the Calistoga Tribune reported in May 2025. The city adopted the maps into Municipal Code Section 2.12.050 in 2025. Where a parcel falls in more than one zone, the higher rating covers the whole parcel. Stricter fire-resistant building rules for new construction in those zones were set to start in January 2026.

Redfin rates Calistoga's Fire Factor as moderate and says all of its properties carry some wildfire risk over the next 30 years. Buyers ask about insurance early here. Sellers who gather their policy history, defensible space records and any fire-hardening upgrades before listing give buyers fewer reasons to wait.

Josh Dempsey's History in Calistoga

Josh started in real estate in 2000 after earning an economics degree at Santa Clara University. He worked in commercial brokerage in Palo Alto, then served as broker of record for a 160-condominium project in Truckee.

In 2007, he and his wife, Erin, were hired at Calistoga Ranch, the Auberge resort off Lommel Road. Josh was Director of Real Estate and Erin ran marketing. Over six years they sold six residences and 140 fractional memberships. The last fractional interests closed on February 27, 2013, when the developer announced a sellout.

At Coldwell Banker in St. Helena, Four Seasons Napa Valley retained Josh as exclusive listing agent for its 20 branded residences in Calistoga, priced at $3.5 million and up. They sold out at about $90 million in total. He has kept working that community since, on both the listing and buying sides.

Since joining Vanguard Properties in 2021, his Calistoga work has covered hillside estates, valley-floor vineyard homes, land and resort resales. Recent closings run $950,000 to $8,200,000.
